Volumetric // Delivered
Modular Volumetric Construction
Pre-engineered modules built off-site in controlled factory conditions, using the same materials, codes, and standards as conventional construction, delivered and assembled on-site.
Whole buildings, delivered as finished steel modules.
The capability and the proof in one place: watch an 84-unit development craned and set on site, then see the owned production stack that builds those modules, from master steel coil to finished box.
Factory-finished light gauge steel volumetric modules, craned and set on site in days rather than months. Delivered in collaboration with Advanced Building Systems (ABS).
Owned production, from steel coil to set module.
Cal Steel Group owns the production stack behind every module. As the modular arm of TESH Group, we slit master coil into light gauge steel, roll-form profiles, panelize walls, and assemble complete volumetric units, with design and permitting from NAXA and residential products from Lytemods.
Master coil slitting & roll-forming
Master steel coil is slit to width and roll-formed into structural studs, tracks, and profiles on our own line, with gauge and dimensions held to engineered spec.
Panelized walls & components
Profiles are framed into engineered wall, floor, and roof panels, squared and fastened in the shop, then bundled for flat-pack delivery and on-site erection.
Complete volumetric modular units
Panels are assembled into finished three-dimensional modules, framed and closed in under controlled conditions, ready to crane onto a prepared foundation.
Wet-room pods & prefab assemblies
Bathrooms, MEP racks, and other repeatable assemblies are built as drop-in pods, cutting field labor and trade stacking once the structure is set.
The sequence below follows that same 84-unit build, from steel framing and sheathing in the factory, to finished modules wrapped and staged in the yard, to the crane set on site. Click any frame to enlarge.

Whole rooms, built in the factory, set in days.
We build complete volumetric modules (floors, walls, MEP, and finishes) in our controlled facility, then deliver and set them on your foundation. For single-family homes and larger volumetric projects, the building is mostly finished before it reaches the site, then craned into place in a fraction of the time a site build takes.
Built in parallel with your site
Modules are manufactured while the foundation and sitework happen, compressing the overall schedule.
Set in days, not months
Finished modules are craned and connected on the prepared foundation in a matter of days.
Factory quality control
Climate-controlled assembly and inspection deliver consistent, repeatable quality.
Less weather risk
Most of the build happens indoors, cutting weather delays and on-site labor.
Steel-framed & fire-resistant
Light-gauge steel is non-combustible, termite-proof, and dimensionally stable.
Permanent or relocatable
Set permanently or relocate as needs change, from a single ADU to multi-unit.

Cost and schedule ranges reflect industry benchmarks for volumetric modular construction.
